YOur right... finding a programmer will be hard... especially one who will commit...
You need to spec your entire project... as if someone had asked you for a request for proposal...
You should draw each different page of the site in every application state... and line by line spec out exactly what it is your going to need functionality wise from each section...
Just like an advertising agency brings a story board to a production house... you should be bringing your project requirements to your developers in full storyboard fashion...
If you don't... the project will grow in scope due to mis-communication... and you'll either have your developers bail on you... or you'll burn them out...
Deal locally... with people you can meet in person... it's the mantra of craigslist.org...
